About Us

Who WE Are

We are a continental organization dedicated to accelerating “affordable housing”  in sub-Saharan Africa.

At AACON, we are driving a hub of smart innovations, to isolate, focus and exclusively drive  “AFFORDABLE HOUSING” towards attaining OUR GOAL of transiting housing in sub-Saharan Africa from ‘PREDOMINANTLY RENTAL’ to  ‘PREDOMINANTLY OWNERSHIP‘.

We believe that “affordable housing”, properly conceptualised and driven, provides the fastest and most convenient opportunity for home ownership to the majority of working Africans. Thus, it has the highest potential to solve the vast housing deficits in the respective SSA countries and deserve focus.

Why AFFORDABLE HOUSING?

The major rationale for the exclusive focus and prioritization of “affordable housing” is it being the largest  housing segment with the highest latent demand and the highest capacity to address effective the housing deficit in the SSA Countries.

Our rationale is summed up in the outlined factors below:

1.

Largest Housing Segment

-

Constitutes over 60% of the housing sector over and above the other two counterpart segments.

2.

Highest Potential Demand

-

Provides the best opportunity of home acquisition for majority of actively working persons in sub-Saharan Africa  thus the strongest attraction and concentration of active demand.

3.

Best Solution to Deficit

-

Being the largest housing segment with the highest potential demand, it has the highest capacity to effectively solve the problem of housing deficit in the SSA Countries.

4.

Fastest Rate of Absorption

-

It has the highest rate of market absorption far higher than the other two housing segments due to the volume of latent demand and extensive supply shortage.

5.

Wealth Creation Potential

-

It has the highest upward latitude of capital appreciation and thus provides the best catalyst for an assured leap unto the potential ladder of wealth creation.

Our Underlying Philosophies and Principles

This set of SIX beliefs and principles form the framework of our thinking and ideas in affordable housing, create the foundry for curating our ingenuous solutions and determine the impact focus of our target activities.

1.

SELF-OWNED HOME IS A DESERVED RIGHT

2.

PRIVATE-SECTOR COMMERCIAL VIABILITY

3.

HIGHEST POTENTIAL FOR HOME OWNERSHIP

4.

PROLIFERATING SUPPLY IS THE GOLDEN RULE

5.

CLEAR DEFINITION AND EXCLUSIVE FOCUS

6.

NOT SOCIAL HOUSING

1. SELF-OWNED HOME IS A DESERVED RIGHT
We believe every working person DESERVES to live (alone or with family) in a HOME that is SELF-OWNED.
2. "AFFORDABLE HOUSING" IS COMMERCIALLY VIABLE ON PRIVATE-SECTOR BASIS
We believe that “affordable housing” can be profitably run on a private-sector, market-driven basis without dependence on Government or compromise of quality.
3. "AH" - LARGEST HOUSING SEGMENT WITH THE GREATEST POTENTIAL FOR HOME OWNERSHIP
We believe that "affordable housing" is the largest housing segment and has the highest latent potential and widest latitude to accelerate home ownership to solve the vast housing deficit and achieve the goal of transiting housing from predominantly rental to predominantly ownership in SSA countries.
4. PROLIFERATING SUPPLY IS THE GOLDEN RULE
We believe the main instrument of driving affordable housing is an ingenious crack of the problem of supply. Over the years, focus has variously intensified in may other areas like funding, mortgage, income, title, system, foreclosure and so on with the least focus on driving supply intensively.
5. "AH" REQUIRES CLEAR DEFINITION AND ISOLATION FOR EXCLUSIVE FOCUS
IN REAL ESTATE, "AFFORDABLE" IS NOT A GENERAL PREFIX. The general appropriation of "affordable" to all classes of properties is a misnomer. The term "affordable" has been adulterated and reduced to its literal meaning for pure marketing purposes. In housing, "affordable" is a technical term exclusive to "AFFORDABLE HOUSING" only. We believe affordable housing needs to be clearly differentiated with its technical meaning and operational definition, and isolated away from the general property for exclusive focus.
6. "AFFORDABLE HOUSING" IS NOT SOCIAL HOUSING
We believe the low impact of "affordable housing" has largely been due to its false equivalence to "social housing". This has made practitioners and developers resign to the benevolence of Government and State Authorities. Social Housing is the exclusive responsibility of Government for the indigent and lowest class. "Affordable Housing" is for the actively engaged, self-sustaining working population who take responsibility for themselves and can obtain homes by themselves given the right enablement.
